With the first full month of the fall real estate market behind us, it’s shaping up to be an active season.

 

Across the Greater Toronto Area, September home sales were up 1.9% and the average selling price, for all home types, rose 2.9% to $796,786 compared to September 2017.

 

Home sales rose for all property types across the G.T.A. with the exception of the condominium market segment. The most significant sales gain was in the townhome market segment. Townhome sales rose 8.5%. Detached and semi-detached homes sales were up 2.7%. Condominiums sales ended the month -3.2% year over year.

New listings were down -3.1% and active listings, the number of homes available for sale, were up 5.6% compared to 2017. “With sales up year-over-year and new listings down, market conditions became tighter. Many buyers may have found it more difficult to find a home meeting their needs,” says TREB in their latest market report.

Home price growth across the G.T.A. was stronger in the higher density home types. Condominiums were up 10% to an average selling price of $570,140. Semi-detached homes rose 5.3% to an average selling price of $792,353. Townhomes gained 4.1% to an average selling price of $634,314 and detached homes finished the month down -0.6% to an average selling price of $1,008,361 compared to September 2017.

In the 905 regions, home sales growth was also driven by the higher density market segment. Townhomes showed the strongest performance of all home types, up 7.9% compared to September 2017. Semi-detached homes were up 4.2%. The condominium segment followed closely behind, up 3.0 %. Detached home sales rose 2.1%.

Home price growth in the 905 regions followed a similar trend to the broader G.T.A. market. Condominiums rose 6.4% to an average selling price of $455,686. Semi-detached homes rose 5.0% to an average selling price of $661,907. Townhomes were up 2.5% to an average selling price of $600,947. Detached homes ended September down -0.6% at an average selling price of $905,722.

Going forward, from Q2 2018 to the end of 2018, Royal LePage predicts national prices will rise 4.5 %. “And we expect the fourth quarter, which is traditionally quite a quiet time of the year, to be more robust than normal, as some of that pent up demand caused by the implementation of the mortgage stress test starts to kick in. People have adjusted to the changes,” says Phil Soper, president and CEO of Royal LePage.
