When Is the Best Time to Sell a Home in Mississauga?
One of the questions homeowners ask me most often is simple:
“When is the best time to sell my home?”
You’ll often hear people say the answer is spring. And while the spring market has historically been one of the busiest times of year for real estate, the real answer depends on what the data actually shows.
To get a clearer picture, we can look at the numbers from the Toronto Regional Real Estate Board (TRREB) and see how the Mississauga market has behaved recently.
Looking specifically at December market activity over the past three years, we can see how the market shifts during the winter months — which helps give context to why many sellers choose to prepare their homes for the spring market.

What These Numbers Tell Us
A few trends stand out when we compare the data year over year.
First, inventory has increased significantly. Months of inventory in Mississauga more than doubled from 2.4 months in December 2023 to 5.1 months in December 2025.
Second, homes are taking longer to sell. The average number of days on market increased from 34 days to 40 days over that same period.
And finally, while the number of sales increased in 2025, prices remained relatively stable, staying within a similar range over the three years.
These are important indicators because they reflect the balance between supply and demand in the market.
Why Many Sellers Prepare for the Spring Market
While homes sell throughout the year, the spring real estate market in the GTA typically brings increased activity.
There are a few reasons for that:
-
More buyers begin actively searching for homes
-
Warmer weather makes showings and open houses easier
-
Homes often show better with improved curb appeal and natural light
-
Families often plan moves around the school calendar
When buyer demand increases and more people are actively looking, homes can sometimes sell faster and closer to the asking price.
That’s why many homeowners begin preparing their homes for sale in late winter, even if the property won’t officially hit the market until spring.
Timing the Market Isn’t the Only Factor
While seasonality can play a role, the best time to sell isn’t always tied to a specific month.
The right timing depends on several factors, including:
-
current inventory levels in your neighbourhood
-
interest rates and buyer confidence
-
the type of property you own
-
local demand in your area of Mississauga
In some cases, selling during a quieter time of year can actually work in a seller’s favour if there are fewer competing listings available.
Thinking About Selling Your Home?
If you’re considering selling your home in Mississauga, the best first step is to look at current market data and comparable homes in your area.
Every neighbourhood behaves a little differently, and understanding what buyers are currently looking for can make a big difference when it comes to pricing and strategy.
If you’re curious about what your home might be worth in today’s market, I’m always happy to take a look and walk you through the numbers.
