August G.T.A. Home Sales, Average Prices Climb Higher!

 

Across the Greater Toronto Area, August home sales and average price growth continued strong. Home sales surged 8.5% and the average selling price, for all home types, rose 4.7% to $765,270 compared to August 2017.

 

August G.T.A. Detached Home Sales Up Double Digit Year Over Year

The most significant sales gains were in the detached and townhome market segments. “Detached home sales were up by double digits on a year-over-year percentage basis – substantially more than many other less expensive home types,” TREB reveals in their latest market release. Detached home sales soared 17.7%; townhome sales rose 5.6%; condominium sales were up 0.7% and semi-detached sales were down marginally, -1.0% year over year. 

“It is encouraging to see a continued resurgence in the demand for ownership housing. Many home buyers who had initially moved to the sidelines due to the Ontario Fair Housing Plan and new mortgage lending guidelines have renewed their search for a home and are getting deals done much more so than last year. In a region where the economy remains strong and the population continues to grow, ownership housing remains a solid long-term investment,” said Gary Bhaura, President of the Toronto Real Estate Board.

 

G.T.A. Market Continued To Tighten

The Greater Toronto Area market showed continued signs of tightening. “Market conditions in the summer of 2018, including this past August, were tighter than what was experienced in the summer of 2017. In August, the annual rate of sales growth outpaced the annual rate of new listings growth.

We only have slightly more than two-and-a-half months of inventory in the TREB market area as a whole and less than two months of inventory in the City of Toronto. This means that despite the fact the sales remain off the record highs from 2016 and 2017, many G.T.A. neighbourhoods continue to suffer from a lack of inventory. This could present a problem if demand continues to accelerate over the next year, which is expected,” said Jason Mercer, TREB’s Director of Market Analysis.

 

August G.T.A. Home Price Growth

Condominiums continued to lead the market in terms of price growth across the G.T.A., up 6.4% to an average selling price of $541,106. Semi-detached homes rose 3.6% to an average selling price of $741,873. Townhomes gained 3.2% to an average selling price of $624,472 and detached homes were up 1.2% to an average selling price of $977,187.

 

The 905 Regions

In the 905 regions, home sales growth was driven by the detached market, up 19.2% versus August 2017. The condominium segment followed closely behind, up 18.6%%. Townhomes sales rose 8.5% while semi-detached home sales were down -4.2%.

Home price appreciation in the 905 regions followed a similar trend to the broader G.T.A. market. Condominiums rose 5.9% to an average selling price of $440,748. Semi-detached homes rose 5.1% to an average selling price of $667,979. Townhomes were up 4.6% to an average selling price of $610,088. Detached homes ended August 0.3% higher at an average selling price of $907,780.

 

Looking Ahead For Fall 2018

Canada’s housing market is expected to blossom. From Q2 2018 to the end of 2018, Royal LePage predicts national prices will rise 4.5 %. “And we expect the fourth quarter, which is traditionally quite a quiet time of the year, to be more robust than normal, as some of that pent up demand caused by the implementation of the mortgage stress test starts to kick in. People have adjusted to the changes,” says Phil Soper, president and CEO of Royal LePage.
